Services Description
Latch & Lodge provides professional vacation rental property management services in Northern Michigan, including but not limited to:
- Property listing and marketing on booking platforms
- Guest communication and support
- Booking management and calendar coordination
- Cleaning and maintenance coordination
- Dynamic pricing optimization
- Property monitoring and home protection
Property Owner Responsibilities
As a property owner using our services, you agree to:
- Provide accurate information about your property
- Maintain appropriate insurance coverage for your rental property
- Ensure your property meets all local regulations and safety requirements
- Respond to communications in a timely manner
- Pay all fees and commissions as outlined in your management agreement
- Comply with all applicable local, state, and federal laws
Management Fee
Our standard management fee is 15% of gross booking revenue, as detailed in your individual management agreement. This fee covers:
- 24/7 guest support and communication
- Dynamic pricing optimization
- Professional photography and listing optimization
- Booking platform management
- Cleaning and turnover coordination
- Home monitoring via Minut sensors
Intellectual Property
All content on our website, including text, graphics, logos, images, and software, is the property of Latch & Lodge LLC and is protected by copyright and other intellectual property laws.
User Accounts
If you create an account with us, you are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
Limitation of Liability
To the maximum extent permitted by law, Latch & Lodge LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages resulting from your use of our services.
Indemnification
You agree to indemnify and hold harmless Latch & Lodge LLC, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of our services or violation of these terms.
Termination
Either party may terminate the management agreement as specified in the individual contract terms. We reserve the right to suspend or terminate access to our website and services for any violation of these terms.
Dispute Resolution
Any disputes arising from these terms or our services shall be resolved through binding arbitration in the State of Michigan, in accordance with the rules of the American Arbitration Association.
Governing Law
These Terms of Service shall be governed by and construed in accordance with the laws of the State of Michigan, without regard to its conflict of law provisions.
Changes to Terms
We reserve the right to modify these Terms of Service at any time. We will notify users of any material changes by posting the updated terms on our website and updating the “Last updated” date.
